"Larry & Marlene...Help Us Simplify Our Life" 

Our sellers (I’ll call them Jim and Jane) had wanted to downsize their mortgage, cost of living and basically simplify life.  In order to do that, they asked us to market their beautiful custom 2 storey home.

Over the years, I have found that every seller has a game plan with different values, timing and other issues that are important to them…so with that in mind, I gave Jim and Jane 3 pricing options.

Initially, they chose a price higher than any of the 3 options…hoping someone would fall in love with their property. Through our marketing efforts we had 8 showings but no offers, so the test price was refined after 5 weeks…still at a higher price with the understanding that timing was of no consequence and they were prepared to wait for a buyer who would really love their home.

We continued our marketing campaign and although we had 27 showings within the next 3 months, the realtors and buyers felt Jim and Jane’s home was not offering enough to warrant the asking price (the buyers were wanting more for their buying dollar...more square footage, more land, more bedrms, view etc. compared to the other properties they were viewing)

All we could attract was a subject to sale offer of a home that was overpriced, and was for sale with a realtor that didn’t have a lot of experience. There is a big difference in working with an amateur vs. a professional…and this deal didn’t go anywhere.

During our last monthly marketing update, Jim and Jane realized their price was not at the “Offer Generating Price” and asked what was it going to take to make it happen…to make it sell (they were tired of all the cleaning, the appointments and the showings and wanted to move on with their life plans).

The direction they had taken over the last number of months wasn’t working, so I asked them if I could now be the realtor…and they could be the seller.  They agreed…so we referred back to the 3 pricing options and chose price option#1.  In 9 days we had 7 showings and I negotiated an offer within 1% of the asking price.  We put the “sold” sign on and Jim and Jane are celebrating.

It’s A Family Thing

 

Dear friends… just a quick note to let you know how we can help you or anyone you feel comfortable introducing to us.

Recently, Rona & Chuck called us to have a look at their home in Chilliwack, give them an idea of value, and how we could help them market their property.

Rona is pregnant and they want to move to Abbotsford before the baby is born...as their life/community seems to revolve more around the Abbotsford area than Chilliwack.

After reviewing our marketing campaign, Chuck and Rona felt we were the best option available (they had already interviewed 2 other realtors from the Chilliwack area).

Then Chuck gave me the ultimatum...you recently sold my sister’s home in under a week and my mom’s home in just over a week...and we would like the same results (wink, wink).

People Have To Have It

Who says the market is dead? The wonderful thing about Real Estate… like insurance, transportation, food & oxygen is… People Have To Have It!

This week our success story was about our property for sale on Argyll St. Our client Martin Prus (owner of Benjamin Moore Abbotsford) referred us to Millie Humar.

Her husband had passed away some time ago… and Steve (one of her kids) wanted her to move in with his family in Port Coquitlam.

We started marketing Millie’s home on Oct 27, 2008 after going over all the processes, details & our “3 Point-Pricing System”. After a month we did some fine-tuning to the test price based on the feedback from buyers, realtors & our own showings.

Then Christmas came and the snow put buyers & sellers on hold… till the deep freeze was over. We started to see the phones ring and the email inquiries pick up mid January… and that’s when it happened.

I had shown Millie’s home to a buyer about a month earlier… and now they had sold their townhome & wanted to buy Millie’s place. An offer was written & in the mean time an out of town realtor also wrote another offer.

The nice thing about having 2 offers is you know the seller is going to have a Sold Sign on soon and having sold at a good price.

Sure enough after all the dust had settled Millie had accepted a full price offer! She is now celebrating and will be moving in with Steve & the grandkids.

Larry, Im Tired Of Getting No Showings - Help

Recently, our client, I’ll call her Joy, asked us to help her sell her 2 year old
2 storey home. Joy explained that she had been for sale with another
company for almost 4 months with minimal showings & no offers. She wanted to hire our team because she really needed to get her place sold, was moving to another city and was tired of getting no showings.

Her home looked like new, in a great location… but since it was in an area of alot of new homes for sale… competition was fierce. My team & I spent 3+ hours on her evaluation for our “pin point pricing system”… checking out all the sales as well as the competition for sale. Here’s the coaching we gave Joy: buyers don’t care about the seller’s personal needs—you bought your home without knowing the sellers financial needs… and paid market value at the time…Being in direct competition with 20-30 homes… my job as your real estate consultant is to try and find the “offer generating price”. Pricing it way too high—and you won’t have anyone looking (just like what had happened with Joy’s past listing) price it a little high—buyers may look, but not write an offer. Our best advice is to price it so we can generate an offer… and we will negotiate from there. We came up with 3 different prices… each price had an estimate of time to sell, and what could be expected in each pricing category. After finding out what was important to Joy, we selected a price and started our marketing campaign. Even though this was taking place in the summer months… (when the market is usually a bit slower)… within 4 weeks we had an offer that we were negotiating & in 7 days, the buyers had their inspection done & financing subjects were removed… Joy’s home was sold!!! Joy took our advice...and is celebrating

New Market, New Job, New City, New Baby - HELP!!

Recently our clients, Myron & Tanya asked us to help them sell their home. It was not quite a year ago when Marlene helped them purchase their brand new 2 bedroom / 2 bathroom condo… but as life happens, they needed now to make a move. Myron (a massage therapist) was in the process of opening a new practice in another city and it was the right time to start marketing their Abbotsford condo.  First, was to show Myron & Tanya the shifting market… review stats, current sales in their location and similar properties that were for sale, so we could determine values. We used our Pin Point Pricing System and offered 3 different prices… depending on what was important to them (timing vs. money). As there were over a dozen properties for sale in their complex… we needed to make sure we had dotted the “i”s and crossed every “t” to be competitive. We reviewed our 51 point check list to showcase Myron & Tanya’s home to sell for top dollar. Then we reviewed the 3 hours of homework I did on all the similar sales, and together we positioned their home to be competitive with all the current listings. Within 2 weeks, through our marketing efforts we had 2 offers and in the end Myron & Tanya were celebrating their success. With all the other condos still for sale… we were putting the SOLD sticker on their for sale sign. We had negotiated the offer within $2,000 of their asking price with dates that worked well for their future plans.

17 Showings in 2 Week - SOLD!

This February our clients, Nancy & Fraser Lyle (Lyle Insurance), referred us their friends, Steve & Gail Maurer. Steve & Gail had purchased a new home and now it was time to start marketing their existing home and get ready for the move. At our sellers consultation we discussed our marketing campaign and the systems we use to sell our listings. We made a list of all the upgrades and updates Steve & Gail had done to the home since they had purchased it 17 years earlier, and reviewed our 42 point Staging Guideline Strategies. For our second meeting...we gave a number of ideas of what the property would be worth in today's market depending on what was important to Steve & Gail...their relationship with timing vs. inconvenience vs. money.  Initially Steve & Gail chose an option where timing was not that important...but to try and market the property for the very most money possible. Within the first 30 days we had... lots of inquiries, and via our marketing efforts, 12 showings… but no real offers—except a subject to sale offer. Then we changed the price to be more inline with the feedback we were getting from buyers & realtors and reviewed our evaluation again. In less than 2 weeks we had 17 showings and found a buyer for Steve & Gail’s home. With a few phone calls and a bit of fine tuning the offer was accepted and now there is a sold sticker on their “For Sale” sign. (It sold to a buyer who had seen it originally when we were marketing the home at the higher price)

We Were Disgusted - Then Got An Offer In 1 Week!

Recently we received a call from our clients, I’ll call them Jim & Jill. They needed some help with their move, as they had accepted a job offer in Vernon & needed a quick sale. Jim & Jill had tried selling “for sale by owner” (to save money) and then listed the property for sale, twice, with another team in the areathat offered discounted commission rates...also with no success.

They were disgusted, tired of being for sale and wanted some “real” activity. That’s when they called us. After hearing about all the things that had happened to them, and how they were treated—I knew that we would “blow them away” with our weekly World Class Update System and our time

 We Are Moving Into Our Neighbours House!

Recently Sam & Jane were referred to us by one of Sam’s friends from work. Sam & Jane were moving to the interior via a work transfer to be closer to family...and it was time to put their home on the market. Although they had interviewed another Real Estate Team in the area, after we sat down together for our sellers consultation, Sam & Jane said they really liked our personal approach & thought that our marketing systems & team values would make a great fit. After viewing their home, taking all the pictures & investigating home sales in their neighborhood...I complied all the info in our Pin Point Pricing System. Together with Sam & Jane, an asking price was determined and we put our marketing campaign in place. One of the systems we use is our “Buy of the Week” email campaign, where hot new listings are emailed to 1500+/- clients, realtors & businesses in the area. Then the next day, as I was putting the lock box on, I was chatting with the next door neighbor (Debbie) who had received our email. They were clients who had been looking to upgrade to a larger home for their family of 6. They had viewed all the pictures online and thought that Sam & Jane’s home might be perfect for them. After showing Matt & Debbie the home, interim financing was arranged, contracts & counter offers were make & Sam & Jane’s home was sold! As for Matt & Debbie, they now owned 2 homes and the pressure was on. We selected a 30 day sale price and initiated our marketing campaign. Then it happened, we struck gold!! Two Shall Become One

Recently we received a call from our client Clara. Clara & Nick had just “tied the knot” and wanted to buy a home together, which meant they each needed to sell their current condos. When I met Nick, he had just moved in with Clara and was in the process of repainting his condo. We gave him some great ideas for showcasing his place and preparing it for showings. It was about 2 weeks later that Nick was ready to go. All the pictures were taken, the paperwork was completed & our marketing process began.During this time we stayed in touch with Nick & Clara with our World Class Updates (describing what the buyers & realtors thoughts were on the property)… 3 offers later… and a lot of “fun”… we found the right buyer for Nick’s condo & IT WAS SOLD while Nick & Clara were on holidays in Quebec. Now it was Clara’s turn. We hadn’t put her home for sale at the same time as Nicks because there were so many condo’s for sale in her complex at the time.After reviewing all the sale prices in her complex, plus factoring in the renovations Clara had just done… we started marketing her home. Within 37 days we located a buyer who fell in love with her top floor corner unit and after negotiating an offer– it was sold within $500 of the asking price (one of the highest sales in the complex). Now it was time to celebrate. Now it was Marlene’s turn. Marlene started ‘dating Clara & Nick” finding them the right townhouses to look at… after a lot of searching it came down to 2. One was remodeled and ready to move into… the other was more original…and needed updating. Nick & Clara felt that to really make it their own they would prefer to buy the one that they could put all their own carpets, colors and décor in, as long as the price would reflect these extra costs. The Auction Effect

This July we had the pleasure of working with Ed and Gaya Leblanc. Ed had an out of town job offer and the time had come to give us a call. They had been receiving our newsletters (by mistake for the past year because of a glitch in the address). They were impressed with our style of doing business, high level of integrity and trust, and knew we were the right realtor for them. After reviewing all the properties that sold in the area, together we selected a price and started marketing their property with our 94 step marketing system. Within the first week we had an offer accepted… but the buyers were not able to remove their subject clauses and Ed and Gaya’s property was back for sale. Now comes the good part.. Because we track and log all enquiries, we called all the buyers and realtors that had taken an interest in Ed and Gaya’s home while it was under contract with the first offer. There were 2 buyers who really liked the property…each writing an offer with their realtor, which created the auction effect. Larry, You Made Our Dreams Become Reality!!

Last month our client Donna Taylor referred us to her friends, Brenda and Gil. Brenda and Gil were recently empty nesters… and it was time to start writing the next chapter in their lives. They had a 10 year plan… which included selling their house, quitting their jobs and moving out of the area. They invited me to their home, told me their dreams and let me know that I was one of 3 realtors they were interviewing for the job of marketing their property. They wanted to choose a realtor based on skill, personality and the marketing system used (not price, as some realtors price properties high to get the listing and then reduce it month after month until the price is where it should have been in the first place). Our Home Sold in 2 Days!!

Mark and Sonja were recently married and wanted to purchase their first home together… and the perfect home ended up being a beautiful Chilliwack townhome. For Mark, the drive to work at the family business at Abbotsford Printing was almost the same from Chilliwack as it was to their current Mission house. For Sonja, the Chilliwack location was a bonus as she would be just a few minutes to work. So... now it was time to market their Mission property. Mark & Sonja had a few bites on their own, when they had it "for sale by owner," but nothing came together... and now it was time to "make it happen!" At our first meeting, we reviewed all the selling features and improvements on their home so I could work do the homework needed to establish the market value. Because of the condition of the property and the way it showed, I felt that Mark and Sonya would be getting a premium dollar. Usually I give our clients tips on staging the home for sale... but I didn’t have any tips to give... it was perfect... a 10 out of 10! We listed the property for sale on March 19th with the for sale sign up. By the 20th the listing was in the hands of the MLS and our web site. By March 21st we had our first showing and one day later we had an accepted counter offer. Sold! Full price- with dates that worked out for Mark and Sonja’s purchase. Congratulations Mark & Sonja! Europe, Here We Come!!

Recently, clients referred us their friends (I’ll call them ) Joe and Marry. Joe had an out of country job offer pending and they wanted to find out how much their home was worth and what the market was like in the summer time. We talked about different pricing strategies and chose to price it a little higher at first, and when the new job would be for sure, review the price and market at that time. We had been marketing the property for 3 weeks with 3 showings but no offers, when Mary called. Joe got the position, would be gone within the week and they would like the home sold yesterday or at least within a month. We put our Home Marketing System into effect, pricing the home competitively with past area sales and current competition. Within a week Mary and Joe were working with 2 offers on their home...one full price and the other $3100 more than full price. WOW...what a problem to have! Recently, I was referred to Peter & Pat. Peter had accepted a new position in Abbotsford and needed a home for himself and his family. The interesting part of the story is that they were coming from overseas and would have limited time to find a house they could call home, in a good area, & in their price category. About 2 months prior to Peter & Pat arriving in Abbotsford we were already in the think of doing our homework. Together we selected a number of good areas in Abbotsford and Chilliwack with homes in their price range as well as good schools for their 2 children. Our Market Watch Email System was constantly downloading new listings for Pat & Peter and with this service they were receiving these fresh new listings about 7 days prior to the general public. We Saved $5,000 and SOLD in 2 Weeks!!!

Recently, our clients referred their parents Henry and Jamie to us. Henry was working in Yarrow and wanted to move closer to work. They asked me to view their home, for some tips to showcasing the home...including what to do with the deck that was around the hot tub area that needed a lot of T.L.C. Would it be worth their while to replace the deck and would they get their money back if they did? After viewing their home, reviewing what other homes in the area were selling for, as well as researching reports by realtors and appraisers whether investing $5,000 into a deck for the purpose of selling was a wise investment. The decision was made to do some painting and get rid of the deck all together. As Henry and Jamie were doing the finishing touches to help showcase their home…and getting rid of the evidence of the hot tub we started up our marketing system. We Made An Extra $3,100 In Under 2 Hours!! Thanks Larry.

Recently, acquaintances ( I’ll call them Jim and Jane) were going through some difficult times needed to sell their family home that they had purchased 15 years earlier. After researching the home sales in the area we started marketing the property. Through our marketing efforts we received an offer within the first 8 days but felt it was much too low due to the activity we had been receiving . We coached Jim and Jane to wait.The next week we had another person say they were going to write an offer but got gun shy and backed off.It was the third week when Jim and Jane hit the jackpot. Recently, clients, I'll call them Rob & June, were looking to downsize from their custom home that Rob had help build. They were a bit frustrated with the selling process as they had been for sale last year unsuccessfully, with very little communication or feedback & they definitely didn't want to go through that same experience again. A friend of Rob's at work told Rob about our team and gave us a call to see if we woul dbe able to help. Recently one of our clients (I’ll call him Jim) had given us a call to help with the sale of their home that he and his son in-law (Joe) had built. Joe had hired a realtor friend of his to help him with the marketing. They had 2 homes that were completely finished and had been for sale forever without success. It was now Sept...and the best of the spring and summer market was history! I met Jim and Joe at one of their homes and found 5 major marketing items that were definitely in need of change. Larry...you did the same thing to us last time...

Recently, my friend from Junior High school, Ted and his wife Toni called me. It was time to consider moving and they were curious what the market was like and what their home would be worth. We worked with them three times before and after we had helped them a market their last home (and it sold in 9 days.) they bought a nice home in the McMillan area. Now that they had invested a lot of blood, sweat, tears, and elbow grease...fixing up their current home, they wanted to move to a newer home with a basement suite. No Real Offers in 12 Months...Larry We Need Your Help!

Recently, I was introduced to a local businessman and his wife. (I’ll call them Joe & May to protect the innocent.) They had purchased a retirement townhome over a year ago and since that time had been trying to sell their home without success. Over the past 12 months they had a small number of showings and a couple of ridiculous offers...and were getting “fed up” with the whole real estate selling process (they were actually contemplating selling their retirement townhome and just staying put because of all the headaches they were having selling the house.) The offer was negotiated...but the buyer had a problem with the deposit money and we were looking for the next buyer. Then it happened...one of the insurance broker owners that we have been involved with just loved the home and had the money to make it happen. We negotiated the offer and Joe & May’s home was sold. Recently, our client Rick Kyte (Berkshire Investment Group) referred us his friend Fred who was thinking of making a move.
